As a Construction Project Manager with our client, you will play a vital role in planning, managing, and executing all production and financial aspects of assigned projects. Projects primarily focus on the construction of data centers, requiring meticulous attention to detail and effective communication with clients, architects/engineers, and subcontractors/suppliers.
Key Responsibilities:
Contracting and Financial Management:
- Conduct comprehensive scope reviews and bid analyses, including subcontract award decisions.
- Negotiate subcontracted scopes of work and major equipment purchases.
- Draft subcontractor scopes of work and review/approve subcontractor and vendor invoices.
- Prepare subcontractor change orders and assist with the preparation of owner change order requests.
- Collaborate with the Project Coordinator to obtain subcontractor insurance certificates as needed.
- Assist in preparing applications of payment to clients.
Scheduling:
- Develop and maintain project schedules, identifying elements of design and construction that could impact the timeline.
- Monitor construction progress against the project schedule and conduct regular progress updates with clients.
- Ensure all construction activities progress according to the established schedule.
- Review the Superintendent's 3-Week Look Ahead Schedule weekly.
Safety Oversight:
- Promote a safe workplace environment and provide positive leadership in regards to project safety.
- Support the Superintendent in conducting safety meetings and maintaining safety records.
- Investigate and document any safety incidents or accidents on the project site.
- Meetings and Communication:
- Conduct pre-construction meetings at the beginning of each project.
- Facilitate weekly progress meetings with clients and subcontractors.
- Conduct periodic site visits to review work progress and conduct quality inspections.
Education and Experience:
- Bachelor's degree in Construction Management, Engineering, or related field required.
- Minimum of 4 years of experience in general contracting project management.
- Proficiency in MS Windows, Word, Excel, Project, and Outlook required.
- Experience with Sage Timberline Project Management software preferred.
